Realis Estates in fear of Tunstall
Realis Estates fear the approval of Morrisons in Tunstall could poach some of the aspirational stores they have lined up for City Sentral, in a objection to the planning department they say.
The impact assessment submitted by Norcros Estates concludes that that there wouid be no impact on City Sentral given that it comprises a foodstore and that the ‘non-food retail units are not anticipated to be attractive to the same market’. However, we dispute this assertion. Ail of the floorspace proposed could be accommodated at City Sentral, and in the absence of any means to restrict the type of goods sold there is absolutely no way of ensuring that the retailers targeted by the applicant would not replicate those that could occupy space in City Sentral.
Morrisons argue that its offering would not be suitable for City Sentral due to the presence of a number of nearby foodstores and the plans for a Department store, but again Realis say.
We dispute this statement. The East & West Precincts have permission for up to 60,000 sq/m of retail floorspace and whilst it is intended to attract a department store and high end retailers, there is no reason as to why a foodstore and/or four comparison retail units could be accommodated and form an element of the scheme.
Realis have already tried to prevent the expansion of the Potteries Shopping Centre and now they are targeting Tunstall, please don’t let them continue to try and dominate the regeneration of our City please email your support for Morrisons to planning.apps@stoke.gov.uk Ref 54248/FUL

Unbelievable, mandate for
Unbelievable, mandate for change is for all of Stoke-on-Trent not just Hanley-near-the-Trent.
This development could bring competetive fuel prices back to the north of Stoke-on-Trent. To get lower priced fuel at the moment you have to travel out of Stoke-on-Trent to Wolstanton ASDA or to Kidsgrove (Tesco you'll need to be a tesco shopper to see the decent price). Or you can travel to the central part of the city to Hanley/Festival Park.

Didn't realise when I moved here 16 years ago that Stoke on Trent is now as you call it Hanley near the Trent.
Obviously no one else exists in this area of Staffordshire, but don't worry just wait until our wonderful council have spent the £55m plus on their wonderful new state of the art facility (which looks like someone has vomited on from a great height), then our council tax will rise to pay for it but we won't be able to get there because the car park is being turned into a seating area (is that for the council workers to sit in during their breaks).
I say let Morrisons move here and lets start generating some Tunstall pride, I am sure that Burslem folk will also frequent the supermarket as well as others who maybe haven't had an excuse to come to visit our side of town.

I see the Realis objection has stirred a few more letters of support, but could do with more really
Tunstall could be different
Tunstall could be different if the selfish and thoughtless behaviour of a small minority were to stop. “It is so sad that so much energy has to be directed at dealing with bad behaviour and its consequences.
Tunstall should be the best it can be, but it can only be that way if we support each other when we try to make changes for the better. It is not somebody else’s job; it is about everybody working together.

When I lived in Australia a few years ago, virtually every suburb had a shopping and then a few had massive shopping centres and I am talking about the likes of the Trafford Centre in Manchester.
Every time I visited these places they were packed with thousands of people and the city centre was still busy and able to survive.
Yes I know this isn't Australia but the concept is still the same. They had major supermarkets in conjunction with smaller shops.
One of the major problems here is that every shop is in every town so people don't need to go anywhere else to buy their goods and therefore not seeing the treasures that lie around Tunstall.
So lets all get behind Morrisons and help to generate a prosperous area.

The chamber of trade as far as I can gather would like to see Dransfield finished first and there main concern with Morrisons if the retial units attached rather then the supermarket itself

Council officers are
Council officers are recommending its referred to the Secretary of State
as Departure due to the proposed level of retail floorspace, which is in excess of the capacity identified for Tunstall within the Core Spatial Strategy to the period 2021. The proposed site also lies in an edge-of-centre location.
The scheme has been assessed against the development plan and the key tests relating to retail
contained within the National Planning Policy Framework .
In conclusion it is considered that the proposals would deliver sustainable development and that
the the positive benefits of the scheme linked to regeneration, employment and competition and
choice in the local retail offer outweigh the negative impacts and what negative impacts have
been identified can be mitigated for to an acceptable degree.
Subject to the Secretary of State not wishing to intervene following referral under the 2009 Call-in
Direction, the recommendation is one of approval subject to conditions and the prior signing of a
Section 106 agreement.

Then we all need put pressure on secretary of state to approve it, and to not call it in for a public inquiry.
But why has it taken planning officer so long, if the size was above that in development plan couldn't they just sent it to secretary of state straight away?
