We have finally started our Garage Conversion, and will be uploading images as we progress with it. All of the work apart from the french door and side panels is being done by us.
I am wanting to convert our garage to utility storeroom etc. I want a bricked up front with window,but we have no access from house into garage can anyone tell me how hard it will be to get a door in from the hall,and how do we no what is load bearing and where lintels are needed,we can do a lot of the work ourselves but we are limited as we are in our sixties,perhaps someone can suggest a good firm to do the major work like doors and bickwork,perhaps a small outfit thats not stupid money.I hope someone can help with ideas. You would have to cut a doorway through the brickwork , should not be to hard with a decent still saw also you would need to put a lintel above the doorway. But if in doubt get a reputable tradesman to do it.
if you are putting a door in to the garage you will need a certiefied lintal above the door. it is not a hard job for a tradesman, But you need to get in touch with the council(if you have not already) because you are changing the function of the room and putting a door way in you will building regulations approval or planning permition.
you need a tradesman and phone the council(if you have not already) you may need building regulations aproval or planning permition.because you are changing the function of the room and putting a door way in it is worth a phone call, if you do it yourself you need a certified load bearing lintel above the door.

Have just finished the floor in the garage conversion only part left to do now is get the radiator plumbed in & a final bit of insulation to put at the front at the side of the french doors and job done.
Thanks a lot for tips about building regs etc from kml24 and mark,we are at present asking around for good builder,at least now I will have an idea what to ask him so hopefully that will help me to not get ripped off.

What we did in terms of quotes was to phone about 20 different builders.
Tried to get quotes from all of them, only 5 actually came back.
As each builder came around, we got a really good idea of what to/and not to do.
Watch for the big heads, and give the unassuming ones a chance. Our builder Paul (still can't find his number) stood out, because he offered really simple advice, whilst still trying to accommodate us novices in the building trade.
Heres a tip, don't use the councils website to submit a planning application form (costs about £150) as they just aren't prepared to use it.

Do you know if the part you want to put a door into the garage is a solid wall or just plasterboard. Because the part of the wall we used was only plasterboard so it knocked through very easily and all that was required was to move one of the joists that the plasterboard was attached too, and it does not require a lintel above as there is nothing above being supported.
This has been inspected by the council and they are happy with it.

We spent a little under £3.5k to fully convert our garage, into a pantry area and sizeable office.
The bulk went to the builder and materials - which we purchased ourselves, and to be honest you can haggle at most builders merchants as they are desperate for the custom.
The costs also included a window, stone window sill, heating (+ fitting) shopped around , plaster (shopped around) and paint,lights and extra alarm sensor.

The cost of our conversion is as follows :
French doors supplied & fitted from FMS windows and doors £800. 01782 837839.
New double radiator supplied and fitted from D&M Kirkham & Sons £180. 01270 873705 or 07900 182012.
All the timber and celotex insulation for building up the suspended floor supplied from the Build Centre in hanley, ask for Steve the manager to get a good price haha, we built the floor up ourselves and cost £250.
New door and frame from Wickes cost £40.
Paint on 35Litre damp proof membrane from wickes £34.
Other materials on average cost us about another £100.
Then the form to submit to the council to advise of building work cost us £130.
The good thing with our house was the walls and ceiling had already been insulated and plastered by a previous owner so this helped. On average if this had not been done for us would of cost us about another £800 to £900 in material to do all the walls and ceiling.
